How PPVC works

PPVC moves the majority of construction work off the site and into a factory. A module is a complete volume — usually one room, an apartment, or a hotel key — built as a structural box. Walls, floors, ceilings, mechanical and electrical services, waterproofing, joinery, tiling and sanitaryware are installed and tested inside that box before it leaves the factory.

On site, the sequence is foundations and cores first, then stacking. Modules arrive on trailers in installation order, are lifted by crane, set on levelling shims, bolted or welded to the structure below, and connected to the vertical service risers. A floor that would take weeks of trade sequencing is closed in days because the trades already finished their work indoors.

The method changes the project's critical path rather than simply speeding trades up. Factory production runs in parallel with site enabling works and substructure, so two phases that are normally sequential overlap.

Where PPVC is used

PPVC suits buildings made of many similar volumes. Hotels, staff and student accommodation, hospital ward blocks, residential towers with repeating apartment layouts and labour villages are the common applications, because the same module design is manufactured many times and the factory line gets faster with each repetition.

Bathroom pods are the lowest-threshold entry point: a project can adopt pods without converting to full volumetric construction, and still remove the wettest, most defect-prone trade sequence from the site programme.

Advantages and limitations

The honest case for PPVC is programme certainty and quality control, not universal cost saving. Factory work is measurable, repeatable and inspected under cover, so defect rates fall and weather stops being a programme risk for internal trades. Site labour, site storage, scaffolding time and waste all reduce.

The limitations are real and should be assessed before a project commits. PPVC requires a design freeze far earlier than traditional construction, and late client changes are expensive once a production line is running. It requires transport routes and crane access that can handle module dimensions and weight. It has a higher up-front cash profile because manufacturing is paid before site progress is visible. And it rewards repetition — a building of unique, irregular spaces will not recover the tooling and design effort.

Quality control in a PPVC programme

Quality control in PPVC happens at the point of manufacture rather than at snagging. Each module passes fixed inspection gates on the line — structure, first fix, waterproofing and water test, second fix, finishes, final — and is only released for dispatch once the gate record is complete. Because the same inspection is repeated identically across hundreds of modules, a systemic defect is caught in the first units rather than discovered across a whole floor.

The interfaces are where PPVC projects succeed or fail: inter-module joints, riser connections, façade attachment and fire and acoustic continuity between stacked boxes. These are designed and mocked up before production, not resolved on site.
